An SA302 is HMRC's summary of your declared income and the tax due on it — and it's the document mortgage lenders ask self-employed applicants for, usually alongside Tax Year Overviews for the same years. Here are the three ways to get them, fastest first.
The three routes
- HMRC online account: log in to your personal tax account → Self Assessment → view and print your tax calculation (this is the SA302) and Tax Year Overviews. Free, instant, accepted by most lenders.
- Commercial software: if your return was filed through software, the same calculation can be printed from there — lenders accept these prints.
- Your accountant: we pull SA302s and overviews for all required years and check them before anything goes to the lender.
The mismatch that stalls applications
The classic delay: the SA302 figure and the Tax Year Overview don't match — usually because a return was amended, filed late, or a payment is still processing. Lenders bounce these applications without explaining why. Checking the two documents against each other before submission is the single most useful five minutes in a self-employed mortgage application.
No returns filed for the years the lender wants?
Then no SA302 exists yet — and this becomes urgent. We prepare and file missing returns quickly, get the calculations generated, and keep your broker in the loop while it happens.
